Westlake Valley in Sanford, North Carolina

Westlake Valley is a popular subdivision of homes in West Sanford, NC. There are over 400 lots within Westlake Valley, ranging from under 1/2 acre to several acres. The development is built around 4 main lakes. Two of the lakes are 12 acres; the smaller lakes are 6 and 4 acres. The first homes in Westlake Valley were built in the 1950s and 1960s. Many homes were built throughout the 1970s, 80s, and 90s, and homes continue to be built on the few undeveloped lots which remain in this area.From January of 2005 to January 2007, 40 homes in Westlake Valley were sold. Prices ranged from $149,000 to $625,000 with an average price of $281,000. Homes on large lots adjoining one of the lakes tend to sell at the top part of the range.

The larger lake is around 3 acres, while the second lake is approximately 1.5 acres. These lakes are available to homeowners and provide the perfect place to spend an afternoon fishing or picnicking.There are approximately 90 lots in Carbonton Heights that range from 1/3 acre to over 3 acres, with the average lot a little over 1/2 acre. Nine homes in Carbonton Heights sold between January 2005 and January 2007. Sales prices ranged from $81,000 to $186,000, with the average price being $136,000. A newer section was developed around 2002 and the newest section has new homes currently under construction.There are a total of 125 lots in Muirfield and Muirfield Village.
