| Edgewater Estates is a subdivision in Broadway, NC. It has homes built around a 10 acre lake. Broadway is a small community of just over 1,000 that is about 8 miles southeast of Sanford.Broadway is a quiet community that prides itself as “Mayberry Incarnate“. Edgewater Estates is on the West side of Broadway, making it convenient to Sanford and the Coty manufacturing facility. When the next sections of the US 421 bypass open later this year, this area will also be very convenient to Raleigh and the Triangle region.Edgewater Estates was developed in the late 1960s and most of the homes were built during the 1970s and early 1980s. The lots are generously sized and average over 1/2 acre. Houses encompass a range of different styles including ranch, two story, cape cod, and contemporary styles. The range of prices for homes sold from February 2005 to February 2007 was $143,000 to $217,000 with an average of $180,000. They are affordable but once folks buy one they tend to keep it! We have only had a couple of lake front homes available in the last year or so. Broadway is so nice people want to stay.
