We have homes of almost every style with prices ranging from below $100,000 for a smaller home in a modest subdivision to over a million dollars for larger lake front homes in more exclusive communities. We have golf communities, gated communities, lake communities, communities with large lots and small lots, and a little bit of everything in-between. |

| Sanford started as a railroad town and has more recently had an economy focused on manufacturing. Sanford is home to a variety of employers such as Wyeth Vaccines, Caterpillar, Static Control, Lee Brick and Tile, and many others. With its close proximity to Fort Bragg and Raleigh, the Sanford area has a diverse economic base. |

| Sanford offers many shopping choices including Belks, JC Penney, Walmart, Kmart, and a host of other stores. We have many restaurants including chains like Ruby Tuesdays, Applebees, Sagebrush, McDonalds, Hardess, and many others. We also have great local restaurants like Ron’s Barn, The Flame, Cafe Vesuvio - the list could go on and on. We have grocery stores including Lowe’s foods, Food Lion, and even Piggly Wiggly. A great new movie theater recently opened. If you would prefer a live performance, Sanford also has a professional theater that puts on several great shows every year. We have antique shops, local potters, and much more than you might expect. We have all this while still maintaining a small town feel. I found your site very valuable and full of great information for anyone looking into Sanford’s RE market and local resources. Thank you for taking the time and effort to promote Sanford and the surrounding area. As a relatively new residents of Sanford, I know our family will be using several of your links to leisure activities to plan our weekends in the coming months.
As a tie-in to RE marketing and Sanford specific resources, I also noticed that you are keeping an inventory and description of Sanford subdivisions and developments.
Understandably these sections are currently dedicated to newer developments as they likely have the RE inventory and visibility to drive interest and sales.
But as a resident and proponent of Sanford’s historic districts, I would like to also like to suggest including the listing of some of Sanford’s historic “subdivisions” such as Rosemount, McIver Park, McCraken Heights, and our two other National Historic Districts of Lee Avenue and Hawkins Avenue(Rosemount McIver Park is a designated National and Local Historic District, as is Downtown Sanford).
Although none of these development will see much, if any, new construction, we often have a great inventory of fantastic historic homes that run the gamut from “fixer upper” to having already been completely restored. And the price point and size embrace the spectrum of small to enormous as well.
So, the inventory can be a great fit for a variety of customers. And for those just interested in “Historic Sanford”, this can be highlighted as a local leisure activity. Many people are probably unaware of these districts, and the significant amount of local history they embrace.
Specifically to the local historic district of Rosemount McIver Park, being a national and local historic district, these homes are eligible for renovation dollar matching tax credits applied against NC state income tax. In the case of residential owner occupied housing, this credit is 30% of the money invested in improving the property(more info at: http://www.hpo.dcr.state.nc.us/tchome.htm ).
Where else can a homeowner realize this sort of subsidy? It’s a win-win for the homeowner and community, and a significant selling feature of homes in the Rosemount McIver Park neighborhood.

Thank you for visiting and providing some insight into the historic district. I enjoy seeing older homes repaired and brought back to their former glory. Our office just moved into a historic home on Hawkins Avenue across from the library. Our new office is in a great location and the home has a lot of character. As you point out, North Carolina gives generous tax credits for owners of historic homes.
I had planned to write more about local historic sites but had not thought to write about some of our historic districts. I do enjoy driving around looking at some of these older homes. There are several interesting homes on Gulf Street which have been restored. I hope these homes continue to be preserved and that the interest in these older neighborhoods increases.
